Field Operations Facilitator

Independent Contractor | 1099 | Encino, Sherman Oaks, Van Nuys, Glendale, Burbank, Pasadena areas 

About the Role

JRealty is seeking dependable, detail-oriented individuals to serve as Field Operations Facilitator supporting our property operations throughout Los Angeles. This is a field-based, on-demand independent contractor role. Facilitators are dispatched as needed, set their own availability, use their own equipment, and submit invoices for completed assignments.

This is not a real estate role. No real estate license is required or implied. Facilitators do not represent JRealty or any party in a real estate transaction and are strictly prohibited from discussing property details, pricing, availability, or any leasing-related matters with prospects or any third party.

Core Responsibilities

Property Access (Open/Close)

  • Arrive at assigned property at the scheduled time

  • Access the lockbox using provided credentials

  • Unlock the front door and greet the approved prospect upon arrival

  • Hand the prospect a JRealty contact card and deliver the standard script: "I'm just here to open and close. For any questions about the property, please contact our office at the number on this card."

  • Wait outside or in a common area — do not accompany or guide the prospect through the unit

  • Upon prospect's departure, lock the door, secure the key in the lockbox, and confirm lockbox is closed

Property Photography

  • Conduct exterior and interior photography of assigned properties using your own equipment

  • Follow JRealty's shot list and photography guidelines provided per assignment

  • Deliver images (per assignment instructions) within the agreed turnaround time

  • Photos must meet minimum resolution and quality standards outlined in your contractor agreement

What You Will NOT Do

  • Answer any questions from prospects about the property, rent, availability, appliances, neighborhood, schools, or any other leasing-related topic

  • Accompany or guide prospects through the interior of any unit

  • Represent JRealty or any property owner in any capacity

  • Provide opinions, recommendations, or commentary about any property or neighborhood

  • Conduct any activity that requires a California real estate license

Requirements

  • Reliable transportation and ability to travel 

  • Own camera or smartphone capable of high-quality photography (for photo assignments)

  • Punctual, professional, and well-presented

  • Ability to follow written instructions precisely and consistently

  • Comfortable working independently with minimal supervision

Compensation & Structure

  • Pay is $25 per completed assignment

  • Facilitators submit invoices for completed work

  • This is a 1099 independent contractor position — JRealty does not withhold taxes

  • You set your own availability; there is no minimum hours requirement

  • Assignments are dispatched based on availability and location

Important Notice

Facilitators are engaged as independent contractors, not employees of JRealty. You are responsible for your own transportation, equipment, taxes, and liability. A signed Independent Contractor Agreement outlining scope, conduct standards, and confidentiality requirements must be executed before any work is performed.
