Our standard Management Fee
are only applied if the rent
revenue is collected.
There is no fee if the
property is vacant.
If your home is vacant we
will find a well qualified

A reserve fund is received
and held in the Broker’s
Trust account to quickly
respond to maintenance

In the rare case of eviction,

service company with no

Supply electronic monthly
rental statements along with
direct deposit to your

At year-end, JRealty will
provide you with Form
1099-MISC and an income and
expense summary for tax
reporting purposes.
Rental Payments
Tenant rent payments are due
on the first calendar day of
the month.
All tenants are encouraged to pay rent via ACH
transfer agreement which
automatically withdraws rent
payments from the Tenant’s
checking or savings account.
Tenants
can also pay-by-phone or in
person with any major credit
card or checking account.

California law allows Tenants
to have a 5 day grace period
when paying rent. If
necessary, on the sixth
calendar date, we will post
a three day pay or quit
notice on the morning of the
sixth. JRealty has
established relationships
with eviction service
companies to quickly resolve
tenant delinquency issues.
While our evictions are
processed timely and renters
not paying will be evicted
as soon as possible, our
pre-screening requirements
dramatically reduce the
likelihood of an eviction
occurrence.
Screening
Tenants
Each tenant must complete a
detailed application and
must provide employment and
other applicable
information.
All tenants will be screened
using Screening One. This
system simultaneously tracks
criminal and Equifax credit
history for anyone moving
from any part of the United
States.
Most Tenants are required to
have a minimum FICO score of
650 and a Rent-to-Income
ratio of 33% or lower.
Inspections
The home is inspected and
photos are placed in the
property file before each
tenant takes possession of
the home and upon move out.
We complete a
CAR Form MIMO
(Move-In Move-Out) form upon
move in to subject property
and upon move out.
Each home is inspected
semi-annually or upon
evidence that the tenants
may be in violation of their
lease. Photos are taken at
each inspection to document
the results of the
inspection.
Repairs and
Maintenance
Repairs are completed on a
timely basis as the tenant
or homeowner requests them.
We will notify the
owner of the property in
advance of any repair that
exceeds $200.
Common reoccurring and
non-reoccurring maintenance
items include gardening,
pool service, plumbing (i.e.
stopped up drain lines,
leaky faucets, water
heaters) and HVAC. We
perform many of the these
and other maintenance items
in house at discount rates.
We markup work performed by
vendors. We are happy to use
your vendors and we solicit
multiple bids on larger
projects in order to ensure
costs are kept a minimum.
Pets
Most families have pets. Your
home will be marketed to a
much larger group if you do
not exclude pet owners as
potential residents.
A pet deposit of $300 will be
collected. If the pet
deposit is not sufficient to
offset damage caused by the
pet the security deposit
will be retained to make up
the
difference. Should the
security deposit not be
adequate the tenant is
personally liable for the
costs of all damages the pet
may have caused.
Utilities and
HOAs
If your property is a Single
Family Residence, it is most
common for the Tenants to
pay for water, power, gas,
and trash disposal. The
owner usually pays taxes,
mortgages, HOA dues,
landscaping, pool service
and sewer.
If you have a Condominium or
a Town House, it is common
for the HOA to pay for trash
and water, and therefore the
Tenant will not be required
to pay for these utilities.
Copies of HOA rules and
regulations will be provided
to each tenant during the
signing of the lease
agreement.
The owner is
responsible for the payment
of HOA dues.
Security
Deposits
Tenant Security Deposits are
held in a non-interest
bearing trust account.
JRealty adheres to
all California state laws
regarding the handling and
use of security deposits.
Tenants forfeit deposits for
breaking a lease or causing
damage. Should a tenant
cause more damage than the
security deposit can cover,
the account will be sent to
a collection agency for
collection. There are no
upfront costs for using
these services.
