Rental Payments
New tenants are encouraged to pay rent via ACH
transfer agreement which
automatically withdraws
rents from the tenant’s
checking or savings account.

Tenants can pay rent with any major credit card in
person of over the phone.
JRealty is strict about rent collection and
communicates clearly about
the JRealty requirements
Rent payments are due on the first calendar day of the month.
Tenants have a 5 day grace
period and on the 6th day
further administrative
action is sometimes
necessary.
JRealty has established
relationships with eviction
service companies to quickly
resolve tenant delinquency
issues. We
closely manage the entire
eviction process.
Our screening process
dramatically reduces the
likelihood of eviction
occurrence.
Screening
Tenants
Most Tenants are required to
have a FICO score of no less
than 650 and a
Rent-to-Income ratio of no
more than 33%.
We examine other data
including amount of savings,
length of work and previous
address history, and more.
Tenant credit reports are
provided via Equifax. Tenant
is checked against national
criminal database.
Inspections
Each unit
is inspected and photos are
placed in the property/unit
file before each tenant
takes possession of the unit
and upon move out.
We complete
CAR Form MIMO
(Move-In Move-Out) form upon
move-in to subject property
and upon move-out.
Photos are taken at each
inspection to document the
results.
Repairs and
Maintenance
Repairs are completed on a
timely basis as the tenant
or property owner requests.
We discuss with the
landlord any repair item
which cost exceeds a
predetermined threshold.
JRealty maintains a vast
network of vendors including
licensed contractors,
handymen, plumbers,
painters, electricians,
gardeners and more. Often
times JRealty's 'buying
power' allow us to negotiate
discounts on many common
maintenance items and
services.
We are happy to use your
vendors and/ or request
multiple bids on large
repairs.
Expenses
JRealty pays and accounts for
(at Owner's expense) all
expenses including taxes,
insurance, utility bills,
janitor, trash, water, sewer
and/or bills from any other
service provider bills.
Security
Deposits
Tenant Security Deposits are
held in a non-interest
bearing trust account.
JRealty adheres to
all California state laws
regarding the handling and
use of security deposits.
Tenants forfeit deposits for
breaking a lease or causing
damage. Should a tenant
cause more damage than the
security deposit can cover,
the account will be sent to
a collection agency for
collection. There are no
upfront costs for using
these services.
