Make Ready Service (Turn Over Preparation)     ↑


The single biggest item that tenants look for is cleanliness. Usually we recommend new (or like new) paint on the walls, new or like new carpets, spotless clean kitchen and bathroom including sinks, countertops, cabinets, and appliances.

 

We have prepared hundreds of units and we have the experience and buying power to provide our services with superior results at below market prices.

MIMO Only (Move In Move Out)     ↑


One of the most important, yet unfortunately neglected, task when turning over possession to a new tenant is to complete a joint walk through. When completing the walk through, documentation must be created to confirm the status and condition of the property.

 

Often the tenant will stay in the unit for more than two years, and the tenant and landlord get into a he-said-she-said when dealing with the refund of the security deposit. The way to dramatically minimize this is to complete a Move In Move Out (MIMO) along with lots of pictures and video.

 

Our MIMO service comes with all of the following:

 

  A fully completed CAR Form MIMO

  Approximately 30 to 60 pictures (audio and video files also available) detailing condition of bathroom, kitchen, appliances, toilets, walls, windows, floors etc

 

Advertising Only     ↑

  

With this service, we come into your property take numerous pictures and (extra) video, document all of the distinctive features and highlights of the property.

Inspection(s) Only     ↑

  

Our Inspection Only service has two sub-categories: External Inspections or Internal Inspections.

 

  External Inspections: we take four to ten external pictures including front of building, front landscape, side yards, and back yard. If requested (for vacant properties), we will check to make sure that all doors and windows are locked.

 

  Internal Inspections come with everything that External Inspections come with. They also include internal pictures. If necessary, we will coordinate the inspection with current Tenant(s), or we will arrange for key pickup. We take pictures of every room.

 

  Video is optional for both External and Internal Inspections

 

 

Screening Only (Background Check)     ↑

  

With our Screening Only service, we pull an Equifax Credit and Criminal report from your potential tenant.  The Criminal background record is checked for all 50 US States.  We also pull a Equifax credit report. We recommend a minimum FICO score of 650 and a minimum rent to income ratio of 33%.

 

The potential tenant must authorize JRealty to pull and share their credit information with you by completing our JRealty Authorization Form.

Lease Documentation Only     ↑

  

We use DocuSign to ensure all parties sign in the correct places. We use all CAR Forms and ensure compliance with all State, Local, and Federal Laws.

 

Common documents include CAR Form LR (Lease Agreement), Mold Addendum, Lead Based Paint Addendum and Pamphlet.
