Short Term/ Vacation Rental Services
JRealtyOur Vacation Rental service is designed for landlords seeking occupancies of 30 days or less.   This service includes all of the following:

Rents We collect rents, reservation fees, security deposits, cleaning fees, and tax.  

 

Cleaning and Maintenance We manage all of the turn-over between tenants.  We also manage all reoccurring and non-reoccurring maintenance and repairs. 

 

Billing We receive and pay all invoices and bills from gardeners, cleaners, HOAs, painters, carpenters, and/ or any other required vendor. 

 

 

ACH Disbursements We deposit all funds directly into your account, securely, quickly, via ACH transfers. 

 

Electronic Signature We create and execute documents electronically. We use zipForm, Adobe, and Docusign software

 

Reduce, Reuse, Recycle We minimize the us of paper products and other natural resources.

 

 

Table of Services

 

·         Make recommendations as to the optimal rent amountgrean leaf

·         Execute a targeted marketing program that highlights the attributes of the property in writing and in pictures

·         Publish advertisements

·         Receive phone calls from potential tenants

·         Show space to potential tenants

·         Accept and process rental applications

·         Supervise the signing of the lease document, using CAR Form VRA

·         Receive rent, reservation, cleaning, and several other categories of fees from Tenants

·         Communicate with landlord as much or as little as required, via phone and/ or email

·         Document the move-in and move-out conditions, using CAR Form MIMO and photos

·         Physically care for the premises

·         Pay all reoccurring and non-reoccurring bills received from vendors or  service providers

·         Keep property records and prepare required reports

·         Manage all repairs and all maintenance requirements

·         Provide the landlord with disbursements and statements of cash flow

·         Provide Landlord with a Form 1099-MISC

·         Ensure all disclosures are met, all legal requirements satisfied.

Step 1: Call us or complete this form and we'll call you.

Step 2: Electronically view and sign CAR Form VRL

Step 3: In the next few days, please complete any and/or all of the following (as required): 

1) Complete the New Landlord Questionnaire 

2) Pay the security deposit

3) Submit a copy of the keys

4) Assign JRealty as additional insured on your landlord insurance policy; endorsement received by our office

5) Submit HOA CC&Rs, contact information, other rules or regulations, and/or other documentation

 

JRealty: After the VRL is signed, we start our work.  If the property is move-in-ready, we'll begin our marketing and advertising campaign.  If the property is not move in ready, we will discuss different options, choose, and manage towards the best outcome.

Group Items in Group A  are used almost always, items in Group B are used often (as needed), and items in Group C are used sometimes, but not very often.
